Four (4) Point Insurance Inspection

Four (4) Point Inspection vs. Comprehensive Inspection

When you purchase an older home in Florida, insurance companies will often require a Four (4) Point Inspection to be performed before obtaining a homeowners policy. These limited scope inspections are not intended to replace a comprehensive home inspection. Four (4) Point Inspections give the insurance company a better idea of the home they’re insuring.

What Does a Four (4) Point Inspection Cover?

A Four (4) Point Inspection is a limited inspection of the four major home systems. Insurance companies want to know that older homes have been well-maintained and that the systems in place are in good working order. Four (4) Point Inspections include:

  • Roof: Type of covering, estimated age and condition, and any visible defects

  • Electrical System: Type of wiring, main panel brand, and overall condition of system

  • HVAC: Type of system, estimated age and condition, and any visible defects

  • Plumbing: Type of supply and drain lines, hot water heater brand and estimated age, and overall condition or evidence of leaks
